The Hunters Glen Board of Directors is pleased to provide information to realtors

Frequently Asked Questions:


1. May realtors display "For Sale" signs?
NO. In accordance with Hunters Glen By-Law 7.01(l),  No "For Sale" or "For Rent" signs, advertising or other displays shall be maintained or permitted on any part of the property.

2. May realtors display "Open House" signs?
YES. In accordance with Hunters Glen Regulation 8.02, "Open House" signs may be displayed at the Hunters Glen entrance between 9:00am and 6:00pm on the day of the Open House. As many as two additional signs may be displayed to direct interested parties to the unit having the Open House.

     


3. Are Hunters Glen owners subject to rental restrictions?
YES. In accordance with Hunters Glen By-Law 7.01(n), each unit owner must wait six months before renting his or her property to a non-owner occupant.  The by-laws also establish that no more than twenty-two of the units in Hunters Glen may be rented or leased to non-owner occupants at any given time.  To this end, owners are required to obtain permission from the Association's Board of Directors prior to renting or leasing their unit, as the Board will need to confirm that the “rental cap” has not been reached. (More on Rental Restrictions)

As of at least twenty-two units are rented to non-owner occupants.  Thus, any unit being sold is not currently eligible for rental. 


4. Are Hunters Glen owners required to obtain the Association's approval prior to structurally remodeling the interior of their condominium?

YES. In accordance with Hunters Glen By-Law 7.01(a), and prior to the commencement for any internal structural remodeling, owners are required to present work plans and submit an ARC Form (Application to Remodel or Construct) to the Association's Board of Directors to obtain permission and approval. Internal structural modicifcations include such projects as the removal or construction of a wall or partial wall inside a unit or the installation of doors or pass-through to an interior wall.

5. Are Hunters Glen owners required to obtain the Association's approval prior to making external modifications to their condominium?
YES. In accordance with Hunters Glen By-Law 7.01(a) and 7.01(h) , and prior to the commencement for any proposed external modifications, owners are required to present work plans and submit an ARC Form (Application to Remodel or Construct) to the Association's Board of Directors to obtain permission and approval. External Modifications are structural modifications and include such items as patio/balcony enclosures, replacement entry doors, replacement entry door hardware, replacement windows, and replacement patio/balcony doors (if not inside an enclosure).


6. What does the Hunters Glen Association Fee include?
The Hunters Glen Condominiums' Association fee includes: Community Water and Sewer, Custodian, Community Entry, Building Hazard Insurance, All Grounds Maintenance, Pool, Clubhouse, Professional Management, Snow Removal, and Trash Removal. The association fee is paid monthly.


7. How much is the Hunters Glen Association Fee?
Depending on the size of the unit, the 2024 Hunters Glen Association fee amounts range from $245 to $481 per month.



8. FHA Loan options for your clients
Historically, the Hunters Glen Association does not initiate FHA Approval renewals. The Board, however, is happy to provide information to any realtor or broker who would like to complete this process on their own for their clients.
